Legends Development Partners puts ground under contract and takes it through zoning, entitlement, engineering and delivery. Some of what we entitle we build and hold ourselves. Some of it is better suited to a capital partner who wants a site that is already cleared to go. We work both ways, because the value we create is in getting land from raw to ready.
That matters more than it sounds. Entitlement risk is the part of a deal most people cannot price, because it depends on knowing the county, the utility district, the planning calendar and who actually answers the phone. We have carried that risk on our own balance sheet across East Tennessee for years, which is why the assumptions in our first month still hold up in year five.
The accounting sits in the same building. Budgets stay honest because the person who wrote them is still there when the invoices arrive, draws go out on time, and a subcontractor or a partner gets an answer from someone with the file already open.
How it goes
The same company carries a site the whole way, from the first title search to the monthly operating statement, so nothing gets lost in a handoff.
